How I help you buy a home in Pensacola

Most agents start by showing houses. I start by getting you ready to win one: pre-approved, clear on your budget, and sure the home can close, VA loan included.

The short version

A lot of home searches start with scrolling and weekend showings. A buyer falls for a house, then finds out it is out of budget, or it cannot pass the VA appraisal, or someone better prepared already wrote an offer. That is how people lose months, and money.

I start somewhere else. Before you tour a single home, I get you ready to win one. My buyer process has four parts:

  • Ready: a real consultation, your pre-approval and our agreement in place before showings start.
  • Educated: a clear picture of what your budget buys here, and what the full monthly payment looks like.
  • Aligned: a search built on what you actually need, with every serious home checked against VA standards before you offer.
  • Locked: offer strategy, negotiation, inspection, appraisal and closing, run so the ending is calm.

Ready: prepared before you tour a single home

The home a buyer loses is usually the one they were not ready to write an offer on. So the first step happens before any showings.

Your buyer consultation. We sit down for about an hour, in person or on video, and talk about your goals and your timeline. Where do you need to be, and by when? What does home need to look like for your family? What are you worried about? I walk you through how buying works here, one step at a time, so nothing later comes as a surprise. It is free, and there is no pressure.

Your pre-approval. A lender reviews your income, credit, savings and debts, and tells you what you can borrow. I ask every buyer to be pre-approved before showings start. It protects you from falling for a home you cannot buy, and it tells sellers your offer is real. If you are using a VA loan, choose a lender who knows VA loans well. Many eligible buyers can purchase with no down payment, but approval always depends on your lender.

Our agreement. Before I show you homes, we sign a written buyer broker agreement. It spells out what I will do for you, how long we are working together, and how I am paid. Every term in it is agreed between you and me, and I go through it line by line before you sign anything. It is your protection as much as mine.

Educated: what your budget really buys, before you fall in love

This is the step that saves people months. What a lender will approve and what feels right to spend every month are two different numbers, and the second one decides how the next few years feel.

Before we search, we look at the full monthly cost of owning here, not only the price:

  • The loan payment, from your lender
  • Homeowners insurance. In Florida this is a big line, and it changes with the roof's age, the home's age and the flood zone. Older homes may need a four-point inspection before an insurer will write a policy.
  • Flood insurance, if the home is in a flood zone that requires it
  • Property taxes, which differ by county
  • HOA fees, common in newer communities

Then we talk about what that budget buys in each town. Pace, Milton, Pensacola, Gulf Breeze and Navarre all offer something different in price, commute, schools and lot size. My post on choosing between Pace, Milton and Cantonment is a good place to start.

We also talk about new construction. I work directly with D.R. Horton, Adams Homes and Holiday Builders, and many buyers assume a builder's price is fixed. Builders often negotiate on incentives, upgrades or closing costs. My page on buying new construction explains how.

For military families, your Basic Allowance for Housing is a sensible guide for your payment. Remember the payment includes insurance, taxes and any HOA fee, not only the loan.

Aligned: fewer homes, better ones, and each one checked

A good search is not everything on the market. It is the handful of homes that truly fit. I set up your search in the MLS so new listings that match reach you as soon as they go live, and I narrow it with you as we learn what you like and what you do not.

The VA-Ready Home Check. This is the part most buyers never get. Before you write an offer, I review the home against VA loan standards with the listing agent: the roof's life, a clear termite (WDO) report, and any open code issues. A home that cannot meet VA's minimum property standards can stop your loan after you have already paid for an inspection and an appraisal. I check first, so your money only goes toward homes that can actually close. Even if you are not using a VA loan, the same items affect your insurance and your future resale.

The Remote Buyer Walkthrough. If you cannot be here in person, you still see every serious home. You get a full narrated video walkthrough, a complete cost breakdown, and my read on the home, room by room. Families buy with confidence from three states away this way.

Looking past the photos. On every tour, I point out what the listing photos do not show: the roof, signs of water, the age of the HVAC, the drive to base at rush hour, and what sits behind the back fence. Locked: from offer to keys, with no surprises at the closing table

When you find the one, I help you write an offer that is strong and protects you. I look at what similar homes sold for, how long this one has been on the market and what the seller needs, and I tell you what I would do in your place. You decide. If you need help with closing costs, we build that into the offer. I have negotiated 100% of a buyer's closing costs from the seller for a family with no cash on hand.

Earnest money. With your offer, you put down an earnest money deposit, typically about 1% of the purchase price here. It is held by the closing agent, which is the title company or the attorney handling your closing, not by me and not by the seller.

The inspection period. Once your offer is accepted, you have an inspection period, up to 15 days, to have the home inspected and decide how to move forward. I coordinate the inspections and help you decide what to ask the seller for.

The appraisal and your loan. Your lender orders the appraisal. With a VA loan, the appraiser also checks the home against VA's standards, which is why we check those items before you offer. If an appraisal comes in low, there are options, including challenging it with better comparable sales. I once helped a client challenge a low VA appraisal in writing, and it was overturned. Insurance and the final walk-through. Your lender will need proof of homeowners insurance before closing, so we line up quotes early. Before closing, we walk the home one last time to make sure it is in the condition you agreed to.

Closing. Most closings here are handled by a title company, and some buyers use a real estate attorney instead. You sign, the funds move, and you get your keys. If you cannot be here, remote closing may be possible, depending on your lender and closing agent. Every figure is on the table well before closing day, so nothing new appears at the closing table.

Buying and selling at the same time

If you need to sell a home to buy this one, the two have to move together. You have a date you must be out and a date you must be in. I run your purchase and your sale as one plan on one timeline, so your family is not stuck paying two mortgages or living in a hotel with the kids.
