Pre-Qualified or Pre-Approved: What Do I Need Before Touring Homes in Pensacola?
Do you need to be pre-qualified or pre-approved before touring homes in Pensacola?
Pre-approved. Pre-qualification is usually a quick estimate based on what you tell a lender. Pre-approval usually means the lender has reviewed your finances, so you and sellers can count on the number. I ask every buyer to be pre-approved before showings start, so you know your budget and sellers take your offer seriously.

What's the difference between pre-qualified and pre-approved?
Lenders use these words a little differently, so ask yours exactly what their letter includes. In general:
- Pre-qualified is a first look. You share your income, debts and savings, and the lender gives you a rough idea of what you might borrow.
- Pre-approved goes further. The lender usually reviews your documents and credit before giving you a letter with a loan amount.
Pre-qualification is a fine place to start. Pre-approval is what you want before you fall for a house.
Why do you need pre-approval before showings?
- You know your real budget. It's hard to un-see a home you can't afford.
- You know your monthly payment. Not only the price. Insurance and taxes change the payment a lot here.
- Sellers take your offer seriously. A strong pre-approval shows you're ready to close.
- You can move fast. When the right home comes up, you're ready to write an offer.

What does a lender usually ask for?
Every lender has its own list, so ask yours. Common items include:
- Proof of income, like recent pay stubs
- Recent bank statements
- Information about debts you pay each month
- Permission to check your credit
If you're using a VA loan, a lender who knows VA loans is worth finding early. My page for military and VA buyers covers that side.
Does pre-approval mean you're guaranteed the loan?
No. Pre-approval is a strong step, but final approval comes later. The lender still needs the appraisal and the details of the home, and your finances need to stay steady until closing. Your lender decides final approval, not me.
That's why it helps to avoid big changes while you're buying, like a new car loan or a new credit card. Ask your lender before making any big financial move.
How does pre-approval fit into the whole buying process?
- Buyer consultation. Your goals, your timeline and your budget.
- Pre-approval. With your lender. I help you find one if you need to.
- Your search. Homes that fit your budget and the full monthly cost.
- Your offer. With your pre-approval letter attached.
- Inspection, appraisal and closing. Step by step, with me alongside you.
My post on what happens at a buyer consultation explains the first step.
What mistakes do buyers make with pre-approval?
- Touring before pre-approval. It's required before showings with me, and it saves heartbreak.
- Treating pre-qualification as pre-approval. Ask your lender which one your letter is.
- Budgeting on price alone. Look at the monthly payment, including insurance.
- Making big purchases mid-search. Ask your lender before any big financial move.
- Waiting until you find the house. The right home won't wait for paperwork.
What does getting ready look like with me?
Here's an example of how I lay out the steps. It shows the process, and it isn't a real client's story.
- First conversation. In English or Spanish, about your goals and budget.
- Lender. I help you find one if you don't have one yet.
- Pre-approval. Your lender reviews your finances and gives you a letter.
- Full monthly cost. We look at insurance, taxes and HOA dues, not only the price.
- Tours. Homes that fit, with no surprises.
