First-time home buyers in the Pensacola area

Your first home, explained one step at a time, so you understand every decision before you make it.

What first-time buyers need to know

If you are a first-time home buyer in Pensacola, the questions I hear most are the same ones I had once: Can we actually afford this? How does the loan work? What if I pick the wrong house? Those are fair questions, and nobody should have to guess at the answers.

Buying your first home is a process with a beginning, a middle and an end. When you can see all of it before you start, it feels a lot less overwhelming.

How I help first-time buyers

Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre. When my own family bought our first home, nobody laid out our options. I built my process so my first-time buyers never feel that way.

We start with a free consultation where I walk you through every step before you decide anything. I help you find a lender and get pre-approved, then we look at the full monthly cost of owning, not only the price. If you are eligible for a VA loan, many buyers can purchase with no down payment, and your lender will confirm what you qualify for. If cash for closing is tight, we can ask the seller for help with closing costs. I have negotiated 100% of a buyer's closing costs from the seller for a family with no cash on hand.

What you get

  • A step-by-step walkthrough of the whole process, in plain language
  • Help comparing towns, homes and monthly payments
  • The VA-Ready Home Check before every offer, even if you are not using VA
  • Inspection coordination and a calm walk-through of every request
  • Support in English and Spanish

Mistakes first-time buyers make

  • Shopping before pre-approval. You risk falling for a home you cannot buy, or losing one you could.
  • Looking only at the price. Insurance, taxes and any HOA fee can change the monthly payment a lot.
  • Skipping the inspection. Even on a newer home, an inspection protects you.
  • Being afraid to ask. No question is too basic. I would rather explain it twice than have you guess.

My post on what to expect during an appraisal covers one of the steps first-time buyers ask about most.

How much do I need for a down payment?

It depends on your loan. Many eligible VA buyers can purchase with no down payment, and other loans have their own minimums. Your lender will tell you what applies to you.

Can the seller help with my closing costs?

Often, yes, as part of the offer. I have negotiated 100% of a buyer's closing costs from the seller for a family with no cash on hand.

What is the first step?

A free buyer consultation. We talk about your goals and your timeline, and I walk you through every step before you decide anything.
