Relocating to the Pensacola area
Buy your Pensacola-area home from wherever you are now, with narrated video tours and a plan built around your move date.
Buying from somewhere else
Relocating to Pensacola usually means buying a home in a place you do not know well yet, from a distance, on a date you did not choose. The two things that make it work are seeing homes clearly without flying in for every one, and a plan that runs backward from your move date.
How I help relocating buyers
Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre. My Remote Buyer Walkthrough is built for buyers who cannot be here. For every serious home, you get a full narrated video walkthrough, a complete cost breakdown and my check of the home against VA standards before you commit. You see what I see, room by room.
Before the search, we map your commute and your priorities to the right towns. The area is bigger than it looks on a map, and the bridges and Highway 98 shape daily life. If you also have a home to sell, I run the sale and the purchase on one timeline so you are not stuck between homes.
What you get
- Town-by-town guidance on homes, schools and commutes
- Narrated video tours and a cost breakdown for every serious home
- A search timed to your move date
- Remote closing where your lender and closing agent allow it
- Bilingual service in English and Spanish

How the towns compare for someone new
Pensacola has the widest range of homes and the closest drive to NAS Pensacola. Pace has lots of new construction and the Pace High School zone. Milton offers more land for the money and the shortest drive to Whiting Field. Gulf Breeze sits between the bay and Santa Rosa Sound, one bridge from the beach. Navarre runs along Highway 98 near Navarre Beach, with a route toward Hurlburt Field.
Newcomers often underestimate how much the bridges and Highway 98 shape daily life. We map your commute first, then choose towns, then look at homes. My post on Pace, Milton and Cantonment is a helpful start.
Mistakes relocating buyers make
- Choosing a town from a map without checking the drive
- Assuming school zones from online listings
- Waiting until arrival to get pre-approved
- Budgeting without Florida insurance in the monthly payment
