How do you choose between Pace, Milton and Cantonment?
Start with your commute and your budget, then look at the homes and schools. When buyers compare Pace vs Milton vs Cantonment, the right answer usually comes from where they work each day, how much space they want, and what the total monthly payment looks like in each town.

What is Pace known for?
For many buyers, the school zone. A lot of my buyers want to be in the Pace High School zone, and that demand drives the Pace market more than any single neighborhood. Sims Middle School is the main middle school buyers ask about. One tip: school zone lines do not always match what online maps show, so we confirm the zone for each address.

What is Milton known for?
More land and a lower price per square foot than Pace for a comparable home, with an easy drive to NAS Whiting Field and a reasonable one to Pensacola. Milton High School is the school buyers usually ask about. There is new construction here too, and some parts of Milton are more established than others. What about Cantonment?
Cantonment sits in Escambia County, north of Pensacola. It offers more residential and rural settings, some larger properties, and access to the north side of Pensacola. I help buyers in Cantonment as well, and it is worth a look if you want space and work on the Pensacola side.
Which town works best for your commute?
Where you work each day matters more than almost anything else:
- NAS Whiting Field: Milton is the shortest drive of the three.
- NAS Pensacola: all three are a longer drive than living in Pensacola itself. Drive the route at rush hour before you commit.
- Pensacola jobs: Pace and Cantonment both have direct routes into town.

How should you compare costs between the towns?
Look at the full monthly payment, not the list price alone. Compare:
- Homeowners insurance, which changes with the roof, the home's age and the flood zone
- Property taxes, which differ by county
- HOA fees in newer communities
- Maintenance on older homes
- What you will spend on gas for the commute

What about Gulf Breeze and Navarre?
If Pace, Milton and Cantonment do not feel right, two more towns are worth a look. Gulf Breeze sits across the bay bridge from Pensacola, between the bay and Santa Rosa Sound, and puts you close to the beaches. Navarre sits further east along the coast, near Navarre Beach, and draws buyers who want to live near the water with a drive to Whiting Field or Eglin in the other direction. Both come with their own trade-offs on price, insurance and commute, and I will walk you through them the same way.
