What Is a VA-Ready Home Check Before I Make an Offer in Pensacola?

Title card for the article: What Is a VA-Ready Home Check Before I Make an Offer in Pensacola?

What is a VA-Ready Home Check?

It's a review I do before you write an offer, to catch known VA property issues early. I go over the home with the listing agent: the roof's life, a clear termite (WDO) report and any open code issues. It's my own process, part of how I help buyers, and it doesn't replace your inspection or the VA appraisal.

Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate Florida in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre.

Why check before the offer?

A home that can't meet VA's minimum property standards can stop your loan after you've already paid for an inspection and an appraisal. Checking first lets you catch known issues before you spend that money, and before you get attached to a home.

Even if you aren't using a VA loan, the same items affect your insurance and your future resale.

What does the check look at?

  • The roof. How much life it has left.
  • The termite report. Whether a clear wood-destroying organism (WDO) report is likely.
  • Open code issues. Anything that could hold up the sale.

My post on VA property issues that can stop a home sale explains each of these in more detail.

When does it happen in the buying process?

  1. Talk to your lender. My post on what to ask your lender about a VA loan has the list.
  2. Tour homes. In person, or by video if you can't be here yet.
  3. Pick a serious home. One you'd make an offer on.
  4. The VA-Ready Home Check. I review the home with the listing agent before you offer.
  5. Offer, inspection and appraisal. Your inspector and the VA appraiser still do their jobs. My post on the home inspection covers what comes next.

What doesn't the check do?

  • It doesn't replace your home inspection.
  • It doesn't replace the VA appraisal, which is ordered through your lender.
  • It doesn't promise a home will pass. It catches known issues early so you can decide with more information.
  • It isn't connected to the VA. It's part of how I work with buyers.

What mistakes do VA buyers make before an offer?

  • Falling for the photos. Listing photos rarely show the roof or signs of water. My post on what to look for when you tour a home has the full list.
  • Paying for an inspection first. Ask about the known VA items before you spend.
  • Assuming a newer home is fine. Ask anyway.
  • Skipping the questions on an older home. Roof age and the termite report matter most.

What does the check look like with me?

Here's an example of how I lay out the steps. It shows the process, and it isn't a real client's story.

  • You find a home you like. We talk about whether you'd offer.
  • I call the listing agent. Roof, termite report, open code issues.
  • I tell you what I found. In plain words, before you spend money.
  • You decide. Offer, ask more questions, or move on.
