Buying new construction in the Pensacola area
I work directly with D.R. Horton, Adams Homes and Holiday Builders, and I sit on your side of the builder's table.
New construction is a different purchase
Buying new construction in the Pensacola area is not like buying a resale home. You deal with a builder's own contract, a builder's sales team and, if the home is not finished, a build schedule that can slip. Many buyers assume the builder's price is the price. Builders often negotiate on incentives, upgrades or closing costs.
Talk Before You Visit a Builder
How I help new construction buyers
Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre. New construction is one of my specialties. I work directly with D.R. Horton, Adams Homes and Holiday Builders, and I know how their contracts, deposits and timelines work.
I regularly negotiate price, repairs, closing costs or incentives on new construction for my buyers. I help you read the builder's contract before you sign it, protect your deposit if a build date slips past a move date, and schedule independent inspections before closing. Bring me to the model home on your first visit. The builder's sales team works for the builder.
What you get

How buying from a builder works
- Choose the community and the lot, or a home that is already built.
- Review the builder's contract. Builders use their own contracts, and the deposit and delay terms matter.
- Make your selections if the home is not finished.
- Inspect along the way, including before the walls are closed up if the builder allows it, and again before closing.
- Final walk-through, with any fixes listed in writing before closing.
For military buyers, timing is the big risk. If a build date slips past your report date, your deposit and your housing plan are both on the line. I plan the purchase around your orders from the start.
Mistakes new construction buyers make
- Visiting a model home without their own agent
- Assuming the price cannot be negotiated
- Skipping an independent inspection on a new home
- Signing the builder's contract without reading the delay terms

Frequently Asked Questions
Can I negotiate with a builder?
Often, yes. Builders sometimes hold the base price but negotiate on incentives, upgrades or closing costs, especially on homes that are already built.
Why bring my own agent to a builder?
The builder's sales team represents the builder. Your own agent represents you, and many builders expect the agent to be there on your first visit.
Do I need an inspection on a new home?
Yes. Builders make mistakes too, and an independent inspection before closing can catch them while the builder can still fix them.
