Selling your home in the Pensacola area
A price you choose from three clear plans, professional media, and a launch built to be seen.
What sellers need most
When you are selling a home in Pensacola or anywhere nearby, you need three things: a price the market and the appraiser will support, a home that looks its best the first time buyers see it, and a launch that reaches more than the buyers already searching. Most homes that sit are missing one of the three.

How I sell homes
Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre. Every listing of mine gets a full plan, at my cost:
- Three pricing plans, Plan A, Plan B and Plan C, side by side. You choose.
- Professional photography, drone and a walkthrough video
- A staging consultation and a pre-listing inspection
- Paid Facebook ads and a single-property website
- Neighbor outreach and a first-weekend open house
- Weekly updates and a monthly price check until it sells
In a military market, I also price and prepare your home with the VA buyer in mind, so a VA offer can close on schedule. The full method is on how I sell homes.
What you get
A clear plan before your home goes live, a price you chose with every number in front of you, a Certified Real Estate Negotiator comparing your offers by what you walk away with, and someone who answers in English or Spanish. If you are selling to buy your next home, I run both on one timeline. Read why pricing too high hurts a Pensacola sale.
What makes selling here different
This is a military market. Many buyers use VA loans, and a VA loan needs an appraisal that supports the price and a home that meets VA's minimum property standards. An older home with an aging roof or an open termite issue can quietly lose a big share of its buyers. I price and prepare with that in mind, and my pre-listing inspection finds those items first.
Buyers also compare resale homes with new construction, especially in Pace and Milton, so your listing has to show what your home offers that a new build does not.
Mistakes sellers make
- Pricing high to leave room to negotiate
- Listing before the home is ready for photos
- Ignoring VA-sensitive items like the roof and termite report
- Waiting too long to adjust the price
- Choosing the highest offer without checking the terms behind it
