What is a Certified Listing Expert (CLE)?

CLE stands for Certified Listing Expert. It's a real estate designation focused on representing home sellers: pricing a home, preparing it, marketing it and negotiating the sale. It tells you an agent has put training time into the seller side of the business.

Do you need a CLE to sell your home?

No. Any licensed real estate agent can list your home. A designation is one sign of where an agent has focused their training. What matters more is the plan they put in front of you: how they'll price your home, how they'll present it, how they'll reach buyers, and how they'll negotiate.

How do the seller designations fit together?

  • Certified Listing Expert (CLE). Focused on the listing side: preparing, marketing and selling a home.
  • Pricing Strategy Advisor (PSA). Focused on pricing a home from what buyers are actually paying.
  • Certified Real Estate Negotiator (CREN). Focused on negotiating offers, inspections and repairs.

Together, they cover the three places a home sale is usually won or lost: the price, the presentation and the negotiation.

How does that show up when I list a home?

Pricing. I lay out three pricing strategies side by side, Plan A, Plan B and Plan C, and show you what each one likely means for your timeline and your bottom line. You choose.

Presentation. Every listing of mine gets professional photos, drone, a walkthrough video, a staging consultation and a pre-listing inspection, at my cost. See how every listing of mine is presented.

Reach. Paid Facebook ads, a website for your home alone, neighbor outreach and a first-weekend open house.

Negotiation. Offers laid out side by side, showing what you'd actually walk away with and how likely each one is to close.

What makes listing a home in the Pensacola area different?

Pensacola is a military market, and many buyers here use VA loans. A VA loan needs an appraisal that supports the price, and the home has to meet VA's minimum property standards. An aging roof or an open termite issue can quietly shrink a seller's buyer pool. I price and prepare with that buyer in mind from the start.

What mistakes do sellers make when choosing a listing agent?

  • Choosing by the highest price quoted. A price the market won't pay is how homes sit. Switching agents later does not fix a price problem.
  • Choosing by letters after a name alone. Ask to see the plan behind them.
  • Not asking what's included. Photos, video, ads and an open house should be spelled out.
  • Not asking about updates. You should know how often you'll hear from your agent, and what they'll tell you.
  • Not asking about commission until the end. Talk about it at the first meeting, in writing.
