Should I Sell My Pensacola Home Without a Realtor?

Title card for the article: Should I Sell My Pensacola Home Without a Realtor?

Should you sell your Pensacola home without a Realtor?

You can. Selling your own home is legal, and some owners do it. The real question is whether you can price it, present it, reach buyers and negotiate it as well on your own. In a military market where many buyers use VA loans, that takes more than a sign in the yard.

Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate Florida in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre. I'll give you a straight answer either way.

What does selling on your own involve?

  • Pricing. From recent sales of similar homes nearby, not active listings or an online estimate.
  • Presentation. Photos, video and a description that make buyers want to see it.
  • Reaching buyers. Getting your home in front of people beyond the ones who drive by.
  • Showings. Scheduling, access and follow-up.
  • Offers. Comparing terms and financing, not only the price.
  • The contract and disclosures. These are legal documents, so a real estate attorney is the right person for legal questions.
  • After the offer. Inspection requests, the appraisal and the path to closing.

What's harder on your own in a VA market?

Pensacola is a military market, and many buyers here use VA loans. A VA loan needs an appraisal that supports the price, and the home has to meet VA's minimum property standards. An older home with an aging roof or an open termite issue can quietly lose a big share of its buyers. A price the appraisal can't support often turns into a renegotiation after you thought the deal was done.

Many buyers are also relocating from another base or another state. For them, a walkthrough video is often the first showing. My post on VA property issues that can stop a home sale covers what to watch for.

What does a listing agent do that's hard to do alone?

Every listing of mine gets professional photos, drone, a walkthrough video, a staging consultation and a pre-listing inspection, then paid Facebook ads, a website for your home alone, neighbor outreach and a first-weekend open house, at my cost. I lay out three pricing strategies side by side, and you choose. I'm a Certified Real Estate Negotiator, and I stay with you through inspection, appraisal and closing.

My commission is agreed with you in writing before we list, and I'll walk you through it at our first meeting. See my whole selling method.

If you sell on your own, how do you start?

  1. Price from sold homes. Recent sales nearby, not what neighbors are asking.
  2. Inspect first. A pre-listing inspection shows you what a buyer's inspector will find.
  3. Invest in photos and video. Most buyers decide on a phone screen.
  4. Ask for a pre-approval letter with every offer.
  5. Get help with the contract. Talk with a real estate attorney or title company before you sign.
  6. Plan your dates. Know when you must be out, and work backward.

What mistakes do sellers make on their own?

  • Pricing from an online estimate. It can't see your home's condition or updates.
  • Skipping the inspection on an older home. Surprises cost more mid-deal.
  • Judging offers by price alone. Financing and terms decide what you walk away with.
  • Not knowing VA requirements. Repair requests after a VA appraisal can catch an owner off guard.
  • No backup plan for your move date. A deal that falls through can leave you short on time.

What does listing with me look like?

Here's an example of how I lay out the steps. It shows the process, and it isn't a real client's story.

  • First meeting. Your goals, your timeline and a walk through your home.
  • Pricing. Three strategies side by side. You choose.
  • Getting ready. Pre-listing inspection, staging consultation and the repairs worth doing.
  • Launch. Photos, drone, video, ads and your home's own website, all at once.
  • Every week. An update on showings, feedback and what I recommend next.
  • Offers to closing. Compared side by side and negotiated all the way through.

Quick answers about selling on your own

Can I sell my home without a Realtor in Florida?

Yes, you can sell your own home. You'll handle the pricing, marketing, showings, negotiation and paperwork yourself, so plan for the time it takes.

What's the hardest part of selling on my own?

Usually pricing and negotiation. A price the market won't pay is how homes sit, and inspection and appraisal requests come after you think the deal is done.

What does it cost to talk with you about it?

Nothing. Start with a conversation about your goals and your timeline, or a free home value analysis.
