Living in Pace

Pace sits in Santa Rosa County, northeast of Pensacola across Escambia Bay, and it is one of the busiest parts of the area for new construction. When buyers ask me about Pace FL neighborhoods, the conversation almost always turns to one thing first: the Pace High School zone. That demand drives the Pace market more than any single subdivision does.

Buyers here are mostly military and relocating families, plus local move-up buyers, choosing new or near-new homes. A typical price is around $350,000.

Pace High School is the school buyers ask for by name, and Sims Middle School is the main middle school they ask about. Because zone lines do not always match online maps, confirm the assigned schools for each address with the school district before you rely on them.
