Should I Use Virtual Staging to Sell My Pensacola Home?

Title card for the article: Should I Use Virtual Staging to Sell My Pensacola Home?

Should I use virtual staging to sell my home?

Use virtual staging when a room would show better furnished, like an empty living room after you've already moved out. Furniture is added to the listing photos digitally, and the photos must be labeled as virtually staged. It changes how a room looks in the photos, never the home itself. I suggest it as needed, room by room, not as a default.

What is virtual staging?

Virtual staging starts with a professional photo of a real room. Furniture and decor are then added to that photo on a computer. Nothing is brought into your home, nothing has to be moved, and nothing needs to be returned after closing.

It is different from in-person staging, where rented furniture is set up in the house. In-person staging isn't part of my listing package, but you can add it at your cost if you want it.

When does virtual staging help?

  • The home is empty. Many sellers here move out before the home sells, often because orders or a new job set the date. Empty rooms can look smaller in photos than they feel in person.
  • A room's purpose isn't obvious. A bonus room or an odd-shaped space can be shown as an office or a sitting area.
  • The layout is hard to picture. Furniture in the photo shows scale and where things could go.

When doesn't it help?

  • The room already shows well. A furnished, uncluttered room doesn't need it.
  • The real issue is condition. Digital furniture doesn't fix worn floors or a dated kitchen, and it must never hide them. My post on what repairs to fix before selling covers that decision.
  • Every room gets it. A few key rooms usually tell the story better than a fully staged set of photos.

What are the rules for virtually staged photos?

MLS rules require virtually staged photos to be labeled as virtually staged. Beyond the rule, the photos have to stay honest:

  • Furniture and decor can be added
  • Walls, floors, windows, views and the condition of the room stay exactly as they are
  • A buyer who walks in should recognize the room right away

A photo that oversells a room costs you at the showing, when the buyer sees the difference.

How does virtual staging fit with the rest of my listing?

  1. Walk-through before photos. I walk your home with you and point out what to move or put away, so each room looks its best on camera and in person.
  2. Professional photos. Every room that matters, bright and level.
  3. Virtual staging where it helps. Only the rooms that would show better furnished, labeled as virtually staged.
  4. Walkthrough video. For buyers who can't visit yet, the video shows the real rooms as they are.

What mistakes do sellers make with staging?

  • Paying for in-person staging before asking whether the room needs it. Often a walk-through and a few changes do the job.
  • Leaving an empty home unstaged in every photo. Bare rooms can read as small or cold online.
  • Expecting staging to cover a pricing problem. Photos bring buyers in. Price decides whether they offer. My post on why pricing too high can hurt your sale explains why.
  • Changing more than the furniture. It breaks trust and the MLS rules.
