Which repairs should you make before selling in Pensacola?

Fix what affects safety, financing and first impressions. Skip the big remodels. The repairs before selling a home in Pensacola that pay off most are the ones buyers and lenders will find anyway: roof problems, HVAC trouble, leaks, electrical issues and signs of termites or water damage. Then the low-cost fixes that make a home feel cared for, like paint, lighting and a deep clean.

Why does repair work matter more in a military market?

Because many of your buyers will use a VA loan. VA has minimum property standards, and the appraiser checks for them. A roof near the end of its life, an open termite (WDO) issue, peeling paint on an older home, or a safety problem can hold up the loan until it is fixed.

A home that cannot pass a VA inspection quietly loses a large share of its buyer pool, and most sellers never find out why their home is getting fewer offers. What do Pensacola buyers and inspectors look at first?

  • Roof age and condition. In Florida this also drives the buyer's insurance cost, so buyers ask early.
  • HVAC. Our heat and humidity make a working, well-kept system a must.
  • Water. Leaks, stains, soft spots and moisture under sinks.
  • Electrical. Outdated panels and anything that looks unsafe.
  • Termites and wood damage. A clear WDO report matters, especially for VA loans.

You do not have to replace everything. But knowing the condition of each item lets us price the home accurately and avoid surprises in the middle of the deal.

Which cosmetic updates are worth it?

The small ones. Buyers decide in the first few minutes how a home feels, and these change that feeling for little money:

  • Fresh, neutral paint where walls are scuffed or bold
  • Bright, working light fixtures and bulbs
  • A deep clean, including windows and grout
  • Fixing loose handles, sticking doors and dripping faucets
  • Tidy landscaping and a clean front entry

These also make your listing photos stronger, which is where most buyers see your home first.

What can you skip?

Big remodels rarely pay you back before a sale. A new kitchen or a full bathroom renovation often costs more than it adds to the price, and buyers may not share your taste anyway. It is usually better to price the home for its condition than to take on a large project with a move date coming.

How do roof age and insurance affect your sale?

In Florida, the buyer's insurance company looks closely at the roof, and older homes often need a four-point inspection covering the roof, electrical, plumbing and HVAC before a policy is written. If a buyer cannot get affordable insurance on your home, their loan cannot close. That makes the roof one of the most important items on the whole house. Know its age before you list, have any repair or replacement records ready, and we can decide together whether to repair it, replace it or price it in.

Should you get a pre-listing inspection?

Often, yes. A pre-listing inspection shows you what a buyer's inspector will find, before a buyer finds it. That lets you fix items on your schedule and your budget, or price them in up front, instead of negotiating them under pressure. It is part of my listing package for exactly that reason.

Should I replace my roof before selling?

Not always. If the roof is near the end of its life, it can affect insurance and VA financing, so it is worth pricing out. Sometimes a repair or a credit makes more sense than a full replacement.

Do I have to fix everything on the inspection report?

No. Most repairs are negotiable. Items required by the buyer's loan, such as VA minimum property standards, usually have to be handled before closing.

Is it better to fix things or give a credit?

It depends on the item and your timeline. A credit can be simpler when you are moving on a deadline. We decide item by item.
