Should I Tell My Neighbors I'm Selling My Pensacola Home?
Should you tell your neighbors you're selling your Pensacola home?
It usually helps, once you're ready to list. Your neighbors often know someone who wants to live on their street: a friend, a coworker or family moving to town. Every listing of mine includes neighbor outreach. I let your neighbors know your home is coming and invite them to the first-weekend open house.

Why do neighbors matter when you sell?
The MLS reaches buyers who are already searching. Many of the people who end up buying a home were not actively looking the week it listed. Neighbors are one of the ways a home reaches those buyers, because the people they tell already care about the street. See how every listing of mine reaches buyers.
When should your neighbors find out?
Right before your home goes live. By then your price is set, the photos are done and your home's own website is ready, so neighbors have something to share. Telling them earlier, before you've decided anything, invites questions you may not be ready to answer.
What should you share, and what should you keep private?
- Share: that your home is coming to market, the link to your home's own website, and the open house date.
- Keep private: your bottom line, your reasons for selling and your move date. Those details can reach buyers and affect your negotiation.
If anyone asks about price or terms, you can send them to me.
How does neighbor outreach fit into a listing launch?
- Before launch. Price chosen, photos and video finished, your home's website built.
- Neighbors told. They hear your home is coming, and get an invitation to the open house.
- Launch day. Your home goes live in the MLS and the ads start.
- The first weekend. An open house where buyers and neighbors who know someone looking can stop by.
- Every week after. An update from me on showings and feedback.
My post on what happens after your home goes on the market walks through the weeks that follow.
What mistakes do sellers make with neighbors?
- Telling them too early. Wait until the price and launch date are set.
- Sharing your bottom line. It can travel further than you'd expect.
- Skipping them entirely. They may know your buyer.
- Leaving them without a link. Give them your home's website, so what they share is accurate.
- Forgetting the open house invitation. It gives them an easy reason to bring someone by.
My post on whether open houses work in Pensacola covers the first weekend.
What does neighbor outreach look like with me?
Here's an example of how I lay out the steps. It shows the process, and it isn't a real client's story.
- The plan. We decide together when neighbors should hear about it.
- The message. A short note that your home is coming, with the website and open house date.
- The open house. Neighbors are invited the first weekend.
- The ads. Paid Facebook ads reach people in and around the area. My post on how Facebook ads help sell a home explains them.
- The questions. Anyone asking about price or terms comes to me.
- The updates. You hear from me every week.
