How Do Facebook Ads Help Sell a Home in Pensacola?
How do Facebook ads help sell a home in Pensacola?
Facebook ads put your home in front of people in and around the area, including people who aren't scrolling the home search sites yet. The MLS reaches buyers who are already looking. Ads reach the ones who aren't looking yet. Every listing of mine gets its own paid Facebook ads, at my cost.

Isn't the MLS enough?
The MLS matters, and every agent uses it. It puts your home in front of buyers who are already searching and sends your listing out to the big home search sites. But those buyers are only part of your market. Many of the people who end up buying a home were not actively looking the week it listed. Ads are how you reach them.
Where do the ads send people?
To a website for your home alone. Every listing of mine gets its own single-property website, with the photos, the video and the details in one place. It keeps a buyer focused on your home instead of the ten others next to it on a big search site. The sign in the yard and the open house point to the same place.
Who sees the ads?
People in and around the area. Housing ads follow fair housing rules, so they're shown by location, never by who someone is. I set the budget by what your home needs, not a fixed number, and I pay for it.
The walkthrough video does a lot of the work. For a family relocating from another base or another state, the video is often the first showing. My post on selling to out-of-town buyers explains why that matters here.
What makes a home ad work?
- Great photos first. Most buyers decide in seconds on a phone screen whether a home is worth a closer look.
- A walkthrough video. It lets someone three states away walk your home.
- An honest description. The layout, the updates, the lot and what's nearby. No hype, and no "won't last."
- One clear next step. The ad sends people to your home's own website.
- Launch day timing. Ads start the day your home goes live, when interest is at its highest.
How will you know the ads are working?
Your weekly update from me covers online activity, along with showings, feedback and what I recommend next. My post on what happens after your home goes on the market walks through those updates week by week.
What mistakes do sellers make with online marketing?
- Relying on the MLS alone. It only reaches buyers who are already searching.
- Weak photos. An ad can only show what the photos show.
- Hype in the description. Buyers and their agents tune it out.
- Sending ads to a crowded page. A page full of other homes splits a buyer's attention.
- Not asking what's included. Ask any agent how they'll advertise your home, and who pays for it.
What does advertising a listing look like with me?
Here's an example of how I lay out the steps. It shows the process, and it isn't a real client's story.
- Before launch. Photos, drone and a walkthrough video finished.
- Your home's website. Built with the photos, video and details in one place.
- The ads. Written to describe the home, and ready to start.
- Launch day. Your home goes live in the MLS, and the ads start the same day.
- Every week. An update on online activity, showings and feedback.
- Offers. Compared side by side, and you choose.
