Should I Sell My Pensacola Home Now or Wait for Mortgage Rates to Drop?
Should I sell now or wait for rates to drop?
Let your timeline decide, not a guess about rates. Nobody can tell you exactly where rates are headed. What you can know is your move date, your equity and what your next payment would look like, and those three answer the question better than a forecast.

Why is it so hard to time rates?
Rates move with inflation, the economy and government policy, and even expert forecasts change month to month. Waiting for the right rate can mean waiting with no end date. A plan built on your own numbers holds up whichever way rates go.
What does my equity have to do with it?
Equity is the difference between what your home is worth today and what you still owe on your mortgage. Every payment you've made has added to it, and so has any change in your home's value since you bought.
Your equity can go toward the down payment on your next home, which lowers the amount you need to borrow. That can make a move more doable than the rate alone suggests. A free home value shows you what your equity actually is.
How do I decide, step by step?
- Start with your timeline. If you have PCS orders, a new job or a date you can't move, your timeline matters more than trying to time rates. My post on selling a house on PCS orders covers that case.
- Learn your equity. Get a home value based on real sales near you.
- Talk to a lender early. A local lender can show you what your payment would look like today, and what changes if rates go up or down. I can connect you with one.
- Look at both sides of the move. Your sale and your next purchase happen in the same market.
- Decide with the full picture. I'll walk you through it before you decide anything.
What happens to my sale if rates drop?
When rates drop, more buyers come back to the market. That's good for your sale, and it also means more competition for your next home. You're on both sides of the same market, so a rate change rarely helps only one half of your move.
If you're selling and buying at the same time, my page on buying and selling at the same time explains how I put both on one timeline.
What mistakes do sellers make while waiting on rates?
- Waiting without a date. A plan needs an end point.
- Guessing at equity. An online estimate can't see your new roof or the repairs that still need doing.
- Skipping the lender. Real numbers beat headlines.
- Pricing high to make up for the rate. A price the market won't pay is how homes sit. My post on Plan A, B and C pricing shows how I set a price instead.
- Forgetting the move date. Orders and job starts don't wait for rates.
What does deciding look like with me?
Here's an example of how I lay out the steps. It shows the process, and it isn't a real client's story.
- First conversation. Your goals, your timeline and where you're going next.
- Your home value. Real sales near you, and a range you can plan around.
- Your lender. A payment for today, and what changes if rates move.
- Your call. Sell now, set a date, or wait with a plan. No pressure, and no commitment to sell.
