What Are Plan A, Plan B and Plan C Pricing When I Sell My Pensacola Home?

Title card for the article: What Are Plan A, Plan B and Plan C Pricing When I Sell My Pensacola Home?

What are Plan A, Plan B and Plan C pricing?

Instead of one number, I lay out three pricing strategies side by side, each with honest tradeoffs. Plan A tests the ceiling, Plan B matches the market, and Plan C tests the floor to create competition. You choose. The decision is yours, so nobody has a "you priced it wrong" conversation later, and I run your sale the same way whichever plan you pick.

Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate Florida in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre. I'm a Pricing Strategy Advisor, and this is how I price every listing.

What is Plan A?

Plan A tests the ceiling. Your home lists at the top of the range that recent sales support. It suits a strong home and a seller willing to accept some risk. The risk is real: if offers don't come early, the price may need to come down, and a home that sits can start to look stale to buyers.

What is Plan B?

Plan B matches the market. Your home lists at the realistic price that recent sales of similar homes support, designed for steady interest and a sale at or near list. It fits most sellers and most homes, and it's my default recommendation when the right choice isn't clear.

What is Plan C?

Plan C tests the floor. Your home lists below what recent sales support, to create competition among buyers. It can suit a home that needs work, a home with an unusual floor plan, or a seller who wants speed more than top dollar. The risk: if the market is misjudged, the home can sell for less than it would have.

What are the three plans built on?

  • Recent sales of similar homes nearby, not active listings that haven't sold
  • The homes you'll be competing with the day you go live
  • Your home's condition, updates and location
  • How fast homes like yours are selling right now

In our market, there's one more piece. Many buyers use VA loans, and a VA loan needs an appraisal that supports the price. A price the appraisal can't support often turns into a renegotiation after you thought the deal was done. See how I price every home.

How do you choose a plan?

  1. Start with your goal. Top dollar, speed, or something in between.
  2. Look at your timeline. A move date you can't change changes the math.
  3. Look at the home. Condition and layout affect which plan fits.
  4. Look at the risk you're comfortable with. Each plan has one.
  5. Choose. I walk you through it before you decide anything.

Once you're live, I take a fresh look at the price every month until your home sells.

What mistakes do sellers make with pricing?

  • Choosing the agent with the highest number. A price the market won't pay is how homes sit. My post on why pricing too high can hurt your sale explains why.
  • Pricing from active listings. Asking prices aren't sale prices.
  • Ignoring the appraisal. Especially with VA buyers.
  • Waiting too long to adjust. My post on price reductions covers when and how.
  • Choosing a plan that doesn't fit the timeline. A firm move date matters.

What does choosing a plan look like with me?

Here's an example of how I lay out the steps. It shows the process, and it isn't a real client's story.

  • First meeting. Your goals, your timeline and a walk through your home. My post on what happens when you meet a Realtor about selling covers it.
  • The research. Recent nearby sales and the homes you'd compete with.
  • Three plans. Plan A, B and C side by side, with the sales behind each one.
  • Your choice. You pick the plan.
  • Launch. Your home goes live with everything in place.
  • Every month. A fresh look at the price until it sells.
