What happens at a buyer consultation with a Realtor in Pensacola?

You talk through your goals, your timeline and your budget, and your Realtor walks you through every step of buying before you decide anything. A buyer consultation is the first real meeting before you tour homes. It's where the plan gets made, so the search that follows is focused instead of random.

Why meet with a Realtor before you look at homes?

Because it's much easier to buy the right home when you know what you're looking for and what it will really cost. Buyers who start by scrolling listings often fall for a house before they know their budget, their monthly payment or which towns fit their daily drive.

Before you tour a single home, I get you ready to win one: a free consultation, your pre-approval and a clear picture of the full monthly cost. You can see this first step on how I help you buy.

What do we talk about in the consultation?

  • Your goals and your timeline. When you want to move, and anything that sets the date, like a lease ending or new orders.
  • Your budget and the full monthly cost. Not only the price. Homeowners insurance, flood zone, HOA dues and property taxes all change the payment here.
  • Where to look. Pensacola, Pace, Milton, Gulf Breeze or Navarre, matched to your commute and what matters to you.
  • How buying works here. The offer, the inspection period, the appraisal and closing, step by step.
  • New construction or resale. If you're open to a new build, how builder contracts and incentives work.
  • Your questions. All of them. There are no silly ones.

What should you bring to a buyer consultation?

You don't need to have everything figured out. It helps to come with:

  • A rough budget, or a monthly payment you'd be comfortable with
  • Your timeline, and any date you can't move
  • A short list of must-haves and nice-to-haves
  • Your pre-approval, if you already have one
  • Anyone who's part of the decision

Do you need to be pre-approved before you see homes?

Yes. Pre-approval is required before showings start. It tells you what you can borrow and what your payment will look like, so you're not falling for homes outside your budget. It also shows sellers you're ready, which matters when you make an offer.

Your lender handles the pre-approval, not me. If you're using a VA loan, a lender who knows VA loans is worth finding early. My page for military and VA buyers covers that side.

What is a buyer broker agreement, and why do you sign one?

It's a written agreement between you and your Realtor that sets out how we'll work together. Before I show you homes, we sign a written buyer broker agreement. How I'm paid is set in writing in that agreement, and I walk you through it at the consultation, so you know exactly how it works before you sign anything.

For legal questions about the agreement itself, a real estate attorney is the right person to ask.

What happens after the consultation?

Once your consultation and pre-approval are done, I set up your home search around your budget, your towns and your must-haves. Then we tour. When you're ready to make an offer, you'll already know how it works, because we covered it at the start.

What mistakes do buyers make before their first meeting?

  • Touring homes before knowing the budget. It's hard to un-see a house you can't afford.
  • Looking at price instead of payment. Insurance and taxes can change the monthly cost a lot here.
  • Skipping pre-approval. It's required before showings, and it makes your offer stronger.
  • Picking a town from a map. Bridges and Highway 98 shape the daily drive.
  • Not asking questions. The consultation is the time to ask everything.
