What happens when you meet a Realtor about selling your Pensacola home?

Your Realtor walks through your home with you, shows you your pricing options, and explains exactly how they would sell it, before you decide anything. This first meeting is often called a listing appointment. It's where the price, the plan and the timeline take shape, so it's worth knowing what to expect.

What do we talk about first?

Your goals and your timeline. Why you're selling, where you're going next, and any date you can't move. A seller with new orders and a report date needs a different plan than a seller who can wait for the right offer.

Why does the Realtor walk through your home?

Because photos and tax records don't tell the whole story. Walking the home together, I look at its condition, its updates and what buyers will notice first. I also point out what's worth fixing and what to leave alone, before you spend anything.

In our market, I pay close attention to the roof and anything that could come up on a termite report. Many buyers here use VA loans, and those items can hold up a VA appraisal. My post on VA property issues that can stop a home sale explains why.

How is the price set at a listing appointment?

Not with one number pulled out of the air. I lay out three pricing strategies side by side, Plan A, Plan B and Plan C, and show you what each one is likely to mean for your timeline and your bottom line. You choose.

Every plan is built on what buyers are actually paying: recent sales of similar homes nearby, the homes you'll be competing with the day you go live, your home's condition and updates, and how fast homes like yours are selling right now. What should a listing agent explain about marketing?

Exactly what they'll do, and what it costs you. Here's what every listing of mine gets, at my cost:

  • Professional photos, drone and a walkthrough video
  • A staging consultation and a pre-listing inspection
  • Paid Facebook ads and a website for your home alone
  • Neighbor outreach and a first-weekend open house
  • A clear update from me every week, and a price check every month until it sells

When do you talk about the listing agreement and commission?

At the first meeting. My commission is agreed with you in writing before we list, and I walk you through it when we meet, so there are no surprises. Ask any agent you're considering to do the same.

For legal questions about the agreement itself, a real estate attorney is the right person to ask.

What should you have ready for the meeting?

Nothing has to be perfect. It helps to have:

  • Your timeline, and any date you can't move
  • A list of updates you've made, and roughly when
  • The age of the roof and major systems, if you know them
  • HOA information, if your home is in one
  • Your questions, written down so none get missed

What questions should you ask a listing agent?

  • How did you arrive at these prices, and which sales did you use?
  • What will you do to market my home, and what's included at your cost?
  • How often will I hear from you, and what will the updates include?
  • What happens if the home doesn't get offers in the first few weeks?
  • How will you compare offers, beyond the price at the top?

A good answer is specific. If you hear only a big number and a promise, keep asking.

What mistakes do sellers make at the first meeting?

  • Picking the agent with the biggest number. A price the market won't pay is how homes sit. Switching agents later does not fix a price problem.
  • Skipping the questions about marketing. Every agent puts a home in the MLS. Ask what else happens.
  • Not asking how offers will be compared. What you walk away with matters more than the headline price.
  • Spending on repairs before the walk-through. Some fixes pay off and some don't. Find out first.
  • Signing before you understand the agreement. Ask until it's clear.

What does the first meeting look like with me?
