How do you sell a home in Gulf Breeze or Navarre when many buyers live out of town?

You price it against the right part of town, and you make the listing do the showing. Many buyers looking at Gulf Breeze and Navarre are relocating, so the photos, the drone and the walkthrough video are often their first visit. Some will decide whether to fly in based on what they see.

Buyers from out of town want to know how the home sits on the map: the drive to Highway 98, the route to the beach, and for some families the drive toward Hurlburt Field. For Navarre listings, the walkthrough video and drone photos do heavy lifting, showing the home, the street and that route.

How do you present a home to buyers who can't visit yet?

Every listing of mine gets this, at my cost:

  • Professional photos of every room that matters.
  • Drone photos. In Gulf Breeze, they show the water, the street and how close the beach really is. In Navarre, they show the lot and the route to Highway 98.
  • A walkthrough video. For a family three states away, the video is often the showing.
  • A website for your home alone, so the photos, video and details live in one place.
  • Paid Facebook ads that reach people beyond the ones already searching.

What do out-of-town buyers ask about first near the water?

The monthly cost, and insurance is a big part of it. Near the water, the flood zone and the homeowners insurance quote can change the payment as much as the price does. Buyers from other states are often surprised by this.

We gather what we can before you list, like the roof's age and any recent updates, so buyers and their agents can get insurance quotes early. That keeps a nervous buyer from walking away late in the deal.

Can a pre-listing inspection help with out-of-town buyers?

Yes. A buyer who can't walk through the home wants confidence that there are no big surprises. A pre-listing inspection shows us what a buyer's inspector would find, before a buyer finds it. Then we decide together what to fix, what to price in and what to disclose.
