Can I Buy a Home in Pensacola Before I Arrive on Base?

Title card for the article: Can I Buy a Home in Pensacola Before I Arrive on Base?

Can you buy a home in Pensacola before you arrive on base?

Yes. You can buy a home in Pensacola before you arrive, as long as the search is built around your report date and you can see each serious home clearly from where you are now. Pre-approval, the search, the offer, the inspection and often the closing can all happen while you're still at your current base.

Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate Florida in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre. This article walks you through how it works, one step at a time.

What's the first step when you have orders to Pensacola?

Start with your dates, not with houses. Write down your report date, when you need to be out of your current home, and when your household goods can be delivered. Then work backward.

  1. Get pre-approved with a lender who knows VA loans, or whichever loan you plan to use. You'll know your budget and your monthly payment before you fall for a house.
  2. Book a buyer consultation. We talk about your goals and your timeline, and I explain how buying works here before you decide anything.
  3. Sign a written buyer broker agreement. I do this with every buyer before showings, local or remote.
  4. Pick your towns. Your drive to work shapes this more than anything else.

You can see how I get buyers ready on the first step of how I help you buy.

Which Pensacola-area town makes sense for your base?

The area is bigger than it looks on a map. Bays, bridges and Highway 98 shape the daily drive, so we map your commute before we look at a single home.

  • Near NAS Pensacola: Pensacola has the widest range of homes and the closest drive to the base. See relocating to Pensacola.
  • Near NAS Whiting Field: Milton offers more land for the money and the shortest drive to Whiting Field. See moving to Milton.
  • In between: Pace has lots of new construction and the Pace High School zone. Gulf Breeze sits between the bay and Santa Rosa Sound, one bridge from the beach.
  • Toward Hurlburt Field: Navarre runs along Highway 98 near Navarre Beach.

We confirm the school zone for the specific address before you offer, because online listings aren't always right about zones.

How do you tour homes you can't visit in person?

This is where most remote purchases go wrong. A listing's photos are chosen to sell the house. You need to see what the photos leave out.

My Remote Buyer Walkthrough is built for buyers who can't be here. For every serious home, you get:

  • A full narrated video walkthrough. I walk the home room by room and tell you what I notice. You see what I see.
  • A complete cost breakdown. The price, plus the things that change your monthly payment here, like homeowners insurance, flood zone, HOA dues and property taxes. Every figure up front.
  • A screen for known VA property issues. If you're using a VA loan, I review the home with the listing agent for things like roof life, the termite (WDO) report and open code items before you offer. It's a screen, not a guarantee the home will appraise or close. It helps you avoid spending inspection and appraisal money on homes with known problems.

If something doesn't feel right on video, we move on. There's no pressure to offer on a house you haven't really seen.

How does making an offer from out of state work?

Much like it does in person. Offers, counteroffers and the contract can usually be signed electronically. With your offer, you put down an earnest money deposit, typically about 1% of the purchase price here. It's held by the closing agent, which is the title company or the attorney handling your closing, not by me and not by the seller.

Your offer is built around your dates. We ask for a closing date that fits your arrival, and we plan for what happens if something slips. I'm a Certified Real Estate Negotiator, so I also look at what else is worth asking for, like help with closing costs.

What happens between the accepted offer and closing?

Once your offer is accepted, you have an inspection period of up to 15 days in our contracts. You don't need to be there for the inspection. I coordinate it, and we go through the report together by phone or video.

Then comes the appraisal. On a VA loan, the appraisal has to support the price, and the home has to meet VA's minimum property standards. If an appraisal comes in low, it can be challenged. I once helped a client challenge a low VA appraisal in writing, and it was overturned. My page for military and VA buyers goes deeper on this, and so does my post on how BAH fits into a mortgage payment.

Before closing, there's a final walk-through. If you won't be here yet, we plan ahead how it will happen.

Can you close on a Pensacola home remotely?

Often, yes. Most closings here are handled by a title company, and some buyers use a real estate attorney instead. Whether you can sign remotely, by mail with a notary or electronically, depends on your lender and your closing agent. So we ask both early, before your closing date is set.

Plan for one more thing. Your keys are yours once the closing agent confirms everything is complete and cleared. If you close before you arrive, we agree ahead of time how you'll get them. You can see this last stretch on the closing step of how I help you buy.

What mistakes do buyers make when buying before they arrive?

  • Waiting until they arrive to get pre-approved. That costs weeks you may not have.
  • Picking a town from a map. A short distance can be a long drive once you add a bridge.
  • Trusting listing photos alone. Ask for video of the rooms, the roof line and the street.
  • Budgeting without Florida insurance. It's a big part of the monthly payment here, and it changes with the roof's age and the flood zone.
  • Offering before checking for known VA property issues. A roof or termite problem found after you're under contract costs time and money.
  • Planning the purchase apart from the sale. If you also have a home to sell, both need to run on one timeline.

What does a remote purchase look like, start to finish?

Here's an example of how I lay out the plan. It's an illustration of the steps, not a client story, and your dates will be your own.

  • Orders arrive. We set your report date as the anchor and book a consultation by phone or video.
  • Get ready. Pre-approval, the buyer broker agreement, and your short list of towns.
  • Search. I send homes that fit your budget and your commute. Each serious one gets a narrated video and a cost breakdown.
  • Offer. Usually signed electronically, with a closing date built around your arrival.
  • Under contract. The inspection, the appraisal and the lender's approval, and I keep you updated at every step.
  • Closing. Remotely if your lender and closing agent allow it, or in person if you're already here.

No. I coordinate the inspection, and we go through the report together by phone or video.
