Your path from listing to closing

Here is what happens, in order, so you always know where we are and what comes next.

Phase 1 · Prepare

  1. Before anything goes live

    Listing consultation and pricing plan

    We talk about your goals and your timeline first. Then I show you three pricing strategies with honest tradeoffs, and you choose the one that fits your move.

    Pull the comps, walk the home, lay out the three strategies.

    Tell me your target date and what matters most: top price or speed.
  2. Before the sign goes up

    Get the home ready

    I check the home against VA appraisal standards early, because many buyers here use VA loans. A roof, wood-destroying organism, or permit issue is far cheaper to find now than in the middle of a contract.

    What I do
    Order the pre-listing inspection, book professional photos, drone where it fits, and a short walkthrough video.
    What you do
    Declutter, handle the repair list we agree on, and get the home photo-ready.

Phase 2 · Market

  1. Launch day

    Your home goes live

    MLS and every major portal, a landing page just for your home, paid Facebook ads, and outreach to your neighbors.

    What I do
    Publish everything the same day so the first impression is complete.
    What you do
    Keep the home showing-ready.
  2. The first weekend

    Open house

    The first weekend is when the most eyes are on a new listing. We use it.

    What I do
    Host the open house and report who came and what they said.
    What you do
    Step out for a couple of hours.
  3. Every week until it sells

    Showings and weekly updates

    You get real showing data every week, not guesses. Each month I refresh the CMA so the price stays tied to what the market is doing.

    Send the weekly update, gather buyer feedback, refresh the CMA monthly.
    What you do
    Read the update. If we need to adjust, we decide together.

Phase 3 · Under contract

  1. The offer

    Offer and negotiation

    I walk you through every offer in plain terms. Price matters, and so do the closing date, the financing, and the contingencies. I negotiate to protect all of it.

    What I do
    Review each offer with you, negotiate terms, get the contract signed.
    What you do
    Make the call. I give you the recommendation and the tradeoffs.
  2. Right after acceptance

    Contract kickoff

    The buyer's deposit goes to the title company and the file opens. I put every deadline on one calendar so nothing sneaks up on you.

    What I do
    Confirm the deposit and title, send you every deadline.
    What you do
    Review the timeline with me and tell me about any dates you cannot move.
  3. The inspection period

    Buyer inspection and repair requests

    The buyer inspects the home. Because we already inspected, there should be few surprises. If a request comes in, we decide your response together.

    What I do
    Coordinate access, review the report, negotiate any requests.
    What you do
    Allow access and decide what you are willing to repair or credit.
  4. Through the loan process

    Appraisal and financing

    The lender orders an appraisal and finishes the loan. This is the stretch where I check in often, because most last-minute problems show up here.

    What I do
    Prepare the appraiser, keep the lender and title on track, flag issues early.
    What you do
    Keep the home tidy and answer quick questions.

Phase 4 · Close

  1. Days before closing

    Final walkthrough and closing preparation

    The buyer does a last walkthrough. Title sends the final numbers, and you see them before closing day.

    Review the closing figures with you line by line.
    What you do
    Move out, clean up, and gather the keys, remotes, and codes.
  2. Closing day

    You close, and you are paid

    You sign, the sale records, and you hand over the keys. If you are relocating on orders, this is the step we planned the whole schedule around.

    Be there for every question and make sure the finish matches the plan.
    What you do
    Bring your photo ID and sign.

A note on timing. Exact dates depend on your contract, your buyer’s lender, and your price strategy. We set your real calendar together the day you go under contract.
