What Happens at a Staging Consultation When I Sell My Pensacola Home?

Title card for the article: What Happens at a Staging Consultation When I Sell My Pensacola Home?

What happens at a staging consultation?

We walk through your home together, room by room, and I point out what to move, remove or add so each room looks its best on camera and in person. Most of it costs little or nothing. It happens before photos, so your home looks its best the first time buyers see it.

Vivian Corwin is a bilingual Realtor and Military Relocation Professional with IXL Real Estate Florida in Pensacola, FL, helping military and relocating families buy and sell homes across Pensacola, Pace, Milton, Gulf Breeze, and Navarre. Every listing of mine includes a staging consultation, at my cost.

Why does staging matter so much?

Most buyers meet your home on a phone screen. They scroll through the photos in seconds and decide whether it's worth a showing. That first look sets the value in their mind before they ever walk through the door. For buyers relocating from another base or another state, the photos and the walkthrough video are often the whole first showing.

What does a staging walk-through look at?

  • Clear surfaces. Counters, tables and shelves with less on them.
  • Furniture placement. Easy paths through each room, and pieces that show what the room is for.
  • Light. Open blinds, working bulbs, and nothing blocking the windows.
  • Personal items. Fewer family photos and collections, so buyers can picture their own things.
  • The entry and outside. The front door, the walkway and the yard set the first impression.

You leave with a short, clear list, not a remodel.

How does staging fit with the rest of getting ready?

  1. Pre-listing inspection. It shows what a buyer's inspector would find. My post on getting a pre-listing inspection explains it.
  2. Staging consultation. We decide what to move, remove or add.
  3. Repairs worth doing. Only the ones that matter to buyers, appraisers and insurers.
  4. Photos, drone and video. Scheduled once the home is ready.
  5. Launch. Your home goes live with everything in place at once.

What if your home is empty?

Some sellers have already moved by the time they list, often on orders. An empty home can make it harder for buyers to picture how a room is used. My post on staging an empty home in Pensacola covers the options.

What mistakes do sellers make with staging?

  • Renovating instead of staging. Most rooms need less stuff, not new finishes. My post on whether to renovate before selling explains the difference.
  • Staging after the photos. The photos are the first showing.
  • Skipping the outside. Buyers see the front of the house first.
  • Leaving every room full. Extra furniture makes rooms feel smaller on camera.
  • Letting it slip after launch. A quick reset before each showing keeps the home looking like the photos.

What does a staging consultation look like with me?

Here's an example of how I lay out the steps. It shows the process, and it isn't a real client's story.

  • The walk-through. We go through every room together, inside and out.
  • The list. What to move, remove or add, room by room.
  • Your timeline. We fit the list around your move date.
  • A quick check. I look again before the photographer arrives.
  • Photo day. Photos, drone and video with the home at its best.
  • Showings. A simple reset list to keep it that way.
