  • Cash. No lender, no loan appraisal requirement, often a faster close. Ask for proof of funds.
  • Conventional. Common and flexible. The buyer usually puts more down, and the appraisal still has to support the price.
  • FHA. Lower down payment for the buyer. The appraiser checks for certain safety and condition items.
  • VA. For eligible service members and veterans. Many buyers can purchase with no down payment. The appraiser checks VA's minimum property standards.
  • USDA. For eligible rural areas, with its own property and location rules.

Should you worry about a VA offer?

No, and turning VA buyers away shrinks your buyer pool in a military town like ours. VA buyers are often well prepared and motivated, with orders and a report date. What helps is knowing how a VA deal works so nothing surprises you:

  • The appraisal must support the price. If it comes in low, the buyer can bring cash for the difference, the price can be renegotiated, or the value can be challenged with better comparable sales.
  • Some repairs are required. Items that fail VA's minimum property standards, like a failing roof or an open termite issue, usually must be fixed before closing.
  • Buyers may ask for help with closing costs. Many VA buyers have little cash on hand, so a credit can be part of the deal.

What should you check in every financed offer?

  • The pre-approval letter. Who issued it, and how recently.
  • The loan type and down payment. This tells you what the appraisal and repairs will look like.
  • The financing contingency. How many days the buyer has to secure the loan.
  • Closing cost requests. What the buyer is asking you to pay.
  • The closing date. Whether it lines up with your move.

How can you get your home ready for any buyer's loan?

The best position is a home that works for every kind of buyer, so you never have to turn anyone away. Before you list:

  • Know your roof's age and condition, and have any paperwork ready
  • Get a termite (WDO) inspection, and treat anything that needs it
  • Fix peeling paint, missing handrails and anything unsafe
  • Make sure the major systems, like the HVAC and water heater, work as they should

Roof, termite, safety and major-system items are the ones most likely to come up in a VA or FHA appraisal. Handling them early means more buyers can make offers, and fewer deals get held up after you have already picked one.

Is a cash offer always better?

Not always. Cash is simpler and often faster, but cash buyers usually expect a lower price in return for that speed. A financed offer at a higher price with clean terms and a strong pre-approval can leave you with more money. The right choice depends on your numbers and your deadline.

What financing mistakes do sellers make?

  • Choosing the highest price without checking the terms behind it
  • Skipping over the pre-approval letter

Can I ask a buyer to switch loan types?
